WHAT WE DO
Sourcing & Origination
ASI’s industry leading team brings over 25 years of experience working with affordable housing owners, sellers, property managers and brokers, over 90 institutional capital relationships, and over 300 affordable developer sponsor relationships. We seek and analyze a significant number of potential acquisitions, scrutinizing each for quality and suitability.
Underwriting & Acquisition
Our team has years of experience in rigorous underwriting and a disciplined approach to acquisitions. We leverage our long-term presence in multiple markets and access a proprietary database of operating expenses and rental growth to further our analysis. Target properties include those built in the late 80s-00s, with affordable housing properties in year 11-15. Additional targets include unregulated B/C assets in markets that have strong fundamentals, including employment centers near transportation hubs.
Once a target property is identified, ASI conducts an Initial underwriting and assessment of the property, which is then reviewed by members of our Executive team.
Acquisitions are reviewed and approved at several stages. Final approval, reached after the completion of our due diligence and having secured favorable financing terms, requires the unanimous consent of our Investment Committee.
Construction & Renovation
Our Construction Team reviews and approves conscientious capital expenditures focused on the unique needs of each property.
Interior renovations typically consist of new vinyl plank flooring and carpet, upgraded or refinished countertops, cabinets and vanity in kitchens and bathrooms, upgraded and energy efficient lighting, plumbing, fixtures and appliances.
Exterior renovations may include a vibrant new paint scheme, roof repairs and upgrades, state-of-the-art fitness centers, resort style pool amenities, an upgraded signage package, new social bbq areas, dog parks and playgrounds, upgraded mechanical, plumbing, and electrical systems, and addressing deferred maintenance.
Improvements to operations may include energy efficient upgrades, water conservation implementation, and potential RUBS income to generate increased cash flow.
The ASI team has a proven track record in managing institutional multifamily real estate funds. Our leadership team has successfully directed the oversight of more than 170,000 units of affordable and workforce housing including overseeing compliance, asset management, and reporting.
