Russell Ginise

Russell Ginise

President

Russell Ginise is the President of Walker & Dunlop Affordable Preservation, formerly Alliant Strategic Investments. In his role, he directs the firm’s affordable housing preservation, workforce housing, and qualified opportunity zone investment initiatives. In addition, he has extensive experience in affordable and market-rate multifamily housing, having led or directed public and private firms that have collectively invested in, owned, or managed over 100,000 apartment units in more than 40 states, the District of Columbia, and Puerto Rico. Mr. Ginise has also held leadership positions in local and national organizations throughout his career and held elected public office in his community for ten years.

Mr. Ginise received his Bachelor of Arts from UCLA and Juris Doctorate from the Pepperdine University School of Law. He is a member of the Urban Land Institute and its Affordable and Workforce Housing Council.

Kathleen Balderrama

Kathleen Balderrama

Executive Vice President, Head of Affordable Equity

Kathleen Balderrama is an Executive Vice President, Affordable Equity at Walker & Dunlop. Prior to this role, Ms. Balderrama was Alliant Capital’s General Counsel for nearly nine years.

Before joining Alliant Capital, Ms. Balderrama practiced complex business litigation, including affordable housing, real estate, and securities litigation at international law firms, Mayer Brown LLP and Crowell & Moring LLP. Ms. Balderrama obtained her Juris Doctorate from Loyola Law School of Los Angeles, where she graduated as valedictorian, and her Bachelor of Arts from Loyola Marymount University.

Stefani Thomas

Stefani Thomas

General Counsel

Stefani Thomas is the General Counsel for Alliant Capital and Alliant Strategic Investments. She has over 16 years of experience in a wide variety of corporate, equity financing, and other transactional matters.

Prior to joining Alliant, Stefani practiced in the Los Angeles office of the international law firm Bryan Cave Leighton Paisner LLP for over 11 years, where she focused on mergers, acquisitions and divestitures, venture capital and private placement transactions, commercial contracts, financings, and licensing transactions. Her practice spanned a wide range of industries and clients, including companies in the technology, telecommunications, manufacturing, retail and consumer goods industries.

Stefani obtained her Juris Doctorate from University of California, Berkeley School of Law, and her Bachelor of Arts from University of California, Los Angeles.

Erika Dani

Erika Dani

Asset Manager

Erika Dani is an Asset Manager, overseeing the physical and financial health of ASI properties. Erika has 7 years of direct asset management experience, tending portfolios with complicated, multi-layered funding including but not limited to: LIHTC, RAD, LOSP, HOME, historic tax credits (state and federal), and Section 202. Her portfolios have spanned 8 states and the District of Columbia and have included both residential and commercial spaces. She has a B.A. in Global Studies and German from the University of Minnesota- Twin Cities and a Master’s of City and Regional Planning (MCRP) from the Bloustein School of Planning and Public Policy at Rutgers, the State University of New Jersey.

Mylene Fiola

Mylene Fiola

Accounting Manager

Mylene Fiola is the Accounting Manager for Alliant Strategic Investments and is responsible for the financial reporting of the Organization. Mylene has over ten plus years of accounting experience. Prior to Joining ASI Mylene worked at a Public non-traded REIT and was promoted to a financial reporting Analyst overseeing the entire firms reporting requirement in its variety of partnership interest and vehicles.

Annette Hanna

Annette Hanna

Vice President, Acquisitions & Investment Closings

Annette Hanna is the Vice President, Acquisitions & Investment Closings, where she manages the acquisition of affordable housing properties from concept through closing, including diligence, debt procurement, regulatory approval and property and investor closings. Annette also facilitates the investor and legal due diligence process and oversees the ASI document management systems.

Annette has held previous positions as Vice President of Institutional Sales and Operations Manager of a national tax credit firm where she represented the firm in investor and developer presentations, managed and facilitated legal due diligence audits by investors, rating agencies and industry experts. As Operations Manager of the Affordable Housing Investment Group, Annette led the team responsible for the due diligence review and closings.

Stewart Hill

Senior Vice President of Originations

Stewart Hill is the Senior Vice President of Originations. Stewart is responsible for sourcing affordable and workforce housing properties for acquisition by ASI. Mr. Hill works closely with the Underwriting and Acquisitions teams to ensure the properties ASI acquires are consistent with company investment standards as well as fund and investor objectives. His extensive experience in affordable housing includes oversight of asset management, acquisitions, partner relations, sales & marketing, and public relations while with national affordable housing investment and management companies.

Mr. Hill is a board member for the Texas Interfaith Housing and Management Corporations and a member of NCHSA, TAAHP, and TALHFA. He earned his Bachelor’s degree from the University of Washington in Marketing and Economics and an advanced sales and leadership certification from the Dale Carnegie Institute.

Gene Klark

Gene Klark

Senior Vice President of Acquisitions

Gene Klark is the Senior Vice President of Acquisitions. With over 25 years of experience in affordable and market rate multifamily housing, Gene is active in the sourcing and identifying new investment opportunities, leads purchase agreement and contract negotiations and oversees the Acquisitions group, which conducts the due diligence review and closing of investments.

Gene has held previous positions with national tax credit and private equity firms where he oversaw acquisitions of workforce housing assets, negotiated deal terms on new acquisitions and joint ventures and oversaw the due diligence review. Gene earned his Juris Doctorate from Capital University Law School, Master in Business Administration from Chapman University, Bachelor of Science from the Ohio State University and the CCIM designation from the CCIM Institute.

Robert McAlister

Assistant Vice President, Acquisitions

Robert McAlister is the Assistant Vice President of Acquisitions. Prior to this role, Robert worked as a Financial Analyst for the Underwriting and Acquisition teams. Rob performs the initial financial analysis for all prospective investments, works closely with lenders and also supports Asset Management and Investor Relations teams.

Prior to joining ASI, Robert was an Audit Associate at one of the big four accounting firms, serving real estate and asset management clients. Robert earned his Bachelor’s in Business Administration at Villanova University, where he studied Finance, Accounting, and Real Estate.

Emily Moraga

Emily Moraga

Senior Vice President, Asset Management

Emily Moraga is the Senior Vice President of Asset Management. Emily leads the Asset Management department and oversees all investment assets from pre-closing of the acquisition through disposition. She works closely with the Acquisitions and Finance teams to ensure that a comprehensive business plan is establish and followed and that property performance metrics are tracked and reported internally and to investors on a timely basis.

Emily has over 20 years of experience in both conventional and affordable housing including operational, managing member and limited partner positions. Most recently, she held a leadership role in Asset Management with Alliant Capital. Emily received her Bachelor of Science from University of California Riverside.

Nancy Que

Nancy Que

Senior Vice President, Operations & Impact

Nancy Que is the Senior Vice President of Operations and Impact. Nancy oversees ASI’s operational systems, processes, and infrastructure, as well as marketing, and is responsible for the development, implementation and review of operational policies and procedures. Additionally, Nancy manages ASI’s relationship with our non-profit and third-party service providers for the properties in ASI’s portfolio and works directly with current and prospective investors.

Prior to joining Alliant Strategic Investments, Nancy was the Vice President of Mortgage Operations with Bank of America. Her extensive experience includes over two decades of oversight in acquisitions, marketing, and syndication operations across LIHTC, financial, government and procurement organizations.

Sherry Robles

Sherry Robles

Asset Management Coordinator

Sherry Robles is an Asset Management Coordinator reporting directly to Emily Moraga, Vice President, Asset Management. Sherry has more than 20 years’ experience working in property management. Most recently, she worked as an Assistant Property Manager for an office tower and as an Operations Administrative Assistant for a retail shopping center and an office tower. Sherry was responsible for contractor construction meetings regarding tenant and office space build-outs and for common area capital improvements. She assisted in preparing and disbursing the annual capital budgets. Sherry received her Associates of Science and Associates of Arts from Pierce College in Woodland Hills.

Kyle Winning

Kyle Winning

Executive Vice President and Chief Investment Officer

Kyle is Executive Vice President and Chief Investment Officer and oversees ASI’s Underwriting, conducting detailed investment analysis for all property acquisitions. Kyle has over 30 years of real estate experience throughout the United States and has been responsible for the acquisition and investment management of over 45,000 multifamily units in 33 states, about half of which were market rate and half affordable. While generally in charge of the investment process in his previous posts, Kyle has also had direct management responsibility for property management operations, construction and accounting at various points during his career.

An active member of ULI for 30 years, Kyle has served as Chairman of the Affordable/Workforce Housing Council and is a ULI Foundation Governor. He graduated from Knox College with a BA in economics and from Rice University with an MBA. He has served on the Board of Trustees of Knox since 2012.
